Smart Building - basic text

Smart Building

When can a building be considered "intelligent" or, indeed, "smart"?

When it is able to optimally manage energy resources, control technological systems and ensure maximum comfort and safety for all users living, working or passing through the building.

The field of application is very wide and includes heating, ventilation and air conditioning systems, control of doors, windows and lifts, lighting, surveillance and security systems. But it is not just a matter of automating their remote management, but of making them more efficient in order to save energy costs and reduce their environmental impact.

There is therefore a fundamental priority behind Smart Building: reducing the ecological footprint of buildings, which are considered energy-intensive and are responsible for around 40% of climate-changing emissions. This means not only drastically reducing consumption, using materials and construction solutions that aim for energy efficiency, but also managing and generating energy from renewable energy sources.

This goal has been made possible by technological development connected to communication networks, the transition to wireless, and the Internet of Things, which allows sensors and systems to communicate with each other and interact to optimise the performance, especially energy performance, of the building. But also to monitor the condition of a plant and initiate appropriate maintenance even before a malfunction or breakdown occurs. Predictive maintenance has a major impact on the level of comfort and well-being of the people who "inhabit" the building.

The large amount of data generated makes it possible to analyse how people - employees, guests, visitors - interact with each other, what are the peaks of presence in different environments, what services are most required and when. This makes it possible to optimise the response, increasing well-being, minimising health problems and paying particular attention to consumption, as well as significantly reducing dispersed pollutants, especially CO2 emissions.

At Coopservice we design, construct and manage intelligent, comfortable and sustainable buildings. We have the necessary skills to achieve important objectives of energy efficiency, maintain and operate the systems to ensure a high level of comfort and well-being, organise services - such as cleaning and sanitisation activities as well as internal and external handling logistics services - to meet the actual needs of the building based on its daily use.
